THIS INDENTURE, made the 27th day of August, Two Thousand Eight
BETWEEN,
HELEN OLSON HANSEN, whose address is 235 Sailors Lane, Cutchogue, New York 11935, as
Executor of the last will and testament of JOHN G. HANSEN, who died on the 26th day of October,
1995, the party of the first part, and
MARY ELAINE HANSEN CONNEELY, residing at CNOCAN AOIBHINN, Knock, Inverin, County
Galway, Ireland, and JOAN GALE HANSEN RITTERHOF, residing at 5 Merritt Court, Katonah, New
York 10536, as Co-Trustees UW John G. HANSEN dated 5/16/94, party of the second part,
WITNESSETH, that the party of the first part, to whom letters testamentary were issued by the
Surrogate's Court, Suffolk County, New York on January 24, 1996 (File No. 2459 P 95) and by virtue of
the power and authority given in and by said last will and testament and/or by Article 11 of the Estates,
Powers and Trusts Law, and as a distribution pursuant to Article II of the aforesaid Will, does hereby
grant and release unto the party of the second part, the distributees or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon erected,
situate, lying and being at Nassau Point, Cutchogue, Town of Southold, Suffolk County, new York,
bounded and described as follows:
BEGINNING at a point on the southerly line of Sailor's Lane, a private road, said point of beginning
being the following six (6) courses and distances from a point on the southwesterly line of Little Peconic
Bay Road at the northwest comer of Lot 244, as shown on "Amended Map A of Nassau Point," filed in
the Suffolk County Clerk's Office as Map #156:
(1) Northwesterly 100 feet more oi less, along the southwesterly line of Little Peconic Bay Road, the tie
line of which runs North 49 degrees 19 minutes West, 100 feet;
(2) South 40 degrees 00 minutes West, 141.23 feet;
(3) South 54 degrees 37 minutes West, 58.09 feet;
(4) South 57 degrees 00 minutes West, 29.23 feet;
(5) South 61 degrees 19 minutes West, 61.34 feet;
(6) Southwesterly along a curve having a radius of 50 feet, bearing to the right, a distance of 48.82 feet
to the tree point or place of beginning;
Said last five (5) courses and distances being measured along Sailor's Lane;
THENCE from the point or place of beginning, South 40 degrees 07 minutes 30 seconds East along land
of Hansen, 225.75 feet to a timber bulkhead on Wunneweta Pond;
THENCE South 13 degrees 34 minutes East along said bulkhead, 45 feet;
THENCE North 70 degrees 45 minutes West along land now or formerly ofM. V. Braatz, 291.92 feet;
THENCE North 30 degrees 05 minutes West, still along the last mentioned land, 94 feet;
THENCE North 59 degrees 55 minutes East, still along the last mentioned land, 113.67 feet to the
westerly line of the Cul De Sac of Sailor's Lane;
THENCE in a southerly and easterly direction along the westerly and southerly line of Sailor's Lane
along a curve having a radius of 50 feet, bearing to the left a distance of 78.54 feet to the point or place
of beginning.
TOGETHER with a right of way in common with others for access between said premises and Little
Peconic Bay Road and for the installation of utility connections over the following described parcel
known as "Sailor's Lane:"
BEGINNING at a point on the southwesterly line of Little Peconic Bay Road northwesterly 100 feet,
more or less, as measured by a tie line North 49 degrees 19 minutes West, 100 feet from the
northwesterly comer of Lot 244 as shown on "Amended Map A of Nassau Point," filed in Suffolk
County Clerk's Office as Map # 156, from said point of beginning,
RUNNING THENCE along land now or formerly of Harbor Cove, Inc.:
(1) South 40 degrees 00 minutes West, 141.25 feet;
(2) South 54 degrees 37 minutes West, 58.09 feet;
THENCE South 57 degrees 00 minutes West, 29.23 feet;
THENCE South 61 degrees 19 minutes West, 61.34 feet;
THENCE on a curve to the right having a radius of 50 feet, a distance of 261.74 feet;
THENCE North 61 degrees 19 minutes East, 57.15 feet;
THENCE North 57 degrees 00 seconds East, 26.30 feet;
THENCE North 54 degrees 37 minutes East, 50.63 feet;

or place of beginning;
TOGETHER with the use in common with others of the following described property known as the
"Beach Area" for bathing and picnic privileges under the express condition, however, that no building or
structures may be built or maintained thereon;
BEGINNING at a point at the intersection of the northerly line of West Bay Road, as the said West Bay
Road is laid out and shown on a map entitled, "Amended Map A of Nassau Point owned by Nassau
Point Club Properties, Inc., situated in the Town of Southold, Long Island, New York, map by Otto W.
Van Tuyl, C.E. - Surveyor, Greenport, New York, dated June 22, 1922 as Map No. 156" with the
ordinary high water line of Great Peconic Bay;
RUNNING THENCE North 64 degrees 22 minutes 10 seconds East to a point of curve where the said
northerly line of said West Bay Road joins the westerly line of Lowland Road;
RUNNING THENCE on a curve to the left having a radius of 86 feet along the line of Lowland Road,
102.07 feet to a point of reverse curve, the chord of said curve being 96.28 feet and running North 30
degrees 22 minutes 10 seconds East from the first mentioned point of curve;
RUNNING THENCE on a curve to the right having a radius of 196 feet along the westerly line of
Lowland Road as said Lowland Road is shown on the map referred to, 54.05 feet to a point where said
westerly line of Lowland Road is intersected by the southerly line of other land of Walter C. Grabie, the
chord of said last mentioned curve being 53.88 feet;
RUNNING THENCE South 64 degrees 22 minutes 10 seconds West along other land of Walter C.
Grabie 325 feet, more or less, to the line of ordinary high water mark of Great Peconic Bay;
RUNNING THENCE in a southeasterly direction along the line of ordinary high water mark of Great
Peconic Bay 108 feet, more or less, to the point or place of BEGINNING.
TOGETHER with all of the right, title and interest of the party of the first part in and to lands under the
waters of Wunneweta Pond in front of or adjoining said premises.
SUBJECT to covenants and restrictions of record affecting said premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances, and also the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has
the power to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and
will apply same first to the payment of the cost of improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it reads "parties" whenever the sense of this indenture so
requires.
