BARGAIN AND SALE DEED
THIS INDENTURE, made September I~, 2008 between Joseph Piscatello and Nancy
Piscatello, his wife, who reside(s) at 2195 Stanley Drive, Mattituck, NY, ("Grantors"), and
Zinon S. Zinon and Patricia M. Zinon who reside(s) at 9 Brussel Drive, New Hyde Park,
NY, (collectively hereinafter referred to as "Grantee(s)".
W1TNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, does hereby
grant and release unto Grantees and the heirs, executors, administrators, legal
representatives, successors and assigns of Grantees forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in Town of Southold
County of Suffolk and the State of New York, being more particularly described
in Exhibit A attached hereto and made a part hereof,
Being and intended to be the same premises transferred to grantor by deed dated
March 17, 2002, recorded June 21, 2002 in Liber 12193 Page 211. Premises
also known as: 2195 Stanley Road, Mattituek, NY.
TOGETHER with all right, title and interest, if any, of Grantor in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in
and to said premises, TO HAVE AND TO HOLD the premises herein granted
unto Grantees and thc' heirs, executors, administrators, legal representatives,
successors and assigns of Grantees forever.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement before using any part of the total of the same for any other purpose.

ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the Town of Southold, County of
Suffolk, State of New York, known and designated as Lot 26 on a certain map entitled, "Map of Sunset Knolls Section
Two".said map filed in the Office of the Clerk of the County of Suffolk on the 9th day of April 1970, as map No. 5448,
said premises being bounded and described as follows:
BEGINNING at a point on the Southerly side of Stanley Road said point being at the extreme Easterly end of a curve
which connects the Easterly side of Sunset Drive with the Southerly side of Stanley Road and from said point of
beginning;
RUNNING THENCE along the Southerly side of Stanley Road, North 71 degrees 39 minutes 20 seconds East 94.25 feet
to Lot 25;
RUNNING THENCE South 18 degrees 20 minutes 40 seconds East 180.00 feet to the Northerly line of Lot 27;
RUNNING THENCE South 71 degrees 39 minutes 20 seconds West 106.55 feet to the Easterly side of Sunset Drive;
RUNNING THENCE along the Easterly side of Sunset Drive, North 22 decrees 22 minutes 30 seconds West 155.45 feet
to the extreme Southerly end of the arc of a curve which connects the Easterly side of Sunset Drive with the Southerly
side of Stanley Road;
RUNNING THENCE along said arc of a curve having a radius of 23.30 feet an arc length of 38.24 feet to the Southerly
side of Stanley Road and the point or place of BEGINNING.
THE ~OLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
