Dist. 43 min. 30 sec. Nest 100.02 feet to the division line between Lots 23 and 24; RUNNING THENCE along said division line North 78 deg. 36 min. 50 sec. East 413.94 feet to the mean high water mark of the Peconic Bay; Sec. RUNNING THENCE along the mean high water mark of the Peconic Bay on a tie line South 10 deg. 08 min. 43 Blk. sec. East 100.02 feet to the division line between Lots 24 and 25; RUNNING THENCE along said division line South 78 deg. 36 min. 50 sec. Nest 409.44 feet to the easterly side of Nassau Point Road at the point or place of BEGINNING. Lot(s) BEING AND INTENDED to be the same premises conveyed to Grantor herein by deed dated 7-17-97 and recorded 8-18-97 in the Office of the Suffolk County Clerk at Liber 11847 cp 67.
