SCHEDULE A-I (Description)
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Laurel, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a concrete monument set on the northwesterly side of Peconic Bay Boulevard distant, 1847.66
feet northeasterly as measured along the northwesterly side of Peconic Bay Boulevard from the most easterly
end of the curve connecting the northwesterly side of Peconic Bay Boulevard with the northeasterly side of
Wendy Drive, and from said point of beginning;
RUNNING THENCE North 59 degrees 53 minutes West along land now or formerly of William H.
Wertenberg, 200 feet to a concrete monument and land now or formerly of J. Blair Young;
RUNNING THENCE North 30 degrees 07 minutes East along land now or formerly of Young, 75 feet to a
concrete monument and other land now or formerly of William H. Wertenberg;
RUNNING THENCE South 59 degrees 53 minutes East along other land now or formerly of William H.
Wertenberg, 200 feet to a concrete monument and the northerly line of Peconic Bay Boulevard;
RUNNING THENCE Soutb 30 degrees 07 minutes West along the northwesterly side of Peconic Bay
Boulevard, 75 feet to a concrete monument and the place of BEGINNING.
TOGETHER with a right of way for access between Peconic Bay Boulevard and Peconic Bay ten (10) feet in
width running form Peconic Bay Boulevard to the highwater mark of Peconic Bay, the easterly line of said right
of way being described as follows:
COMMENCING at a concrete monument set in the southerly line of Peconic Bay Boulevard at the northwest
corner of land now or formerly of Robert Seely ;
RUNNING THENCE South 18 degrees 49 minutes East 577 feet, more or less, to the highwater mark of
Peconic Bay.
TOGETHER with another right of way 30 feet by 30 feet to be used for the purpose of parking and turning
around of motor vehicles. Said right of way is more particularly described as follows: The northeast corner of
said right of way is a point on the westerly line of the above mentioned ten foot right of way and thw said point
is 327 feet south of the northwest corner of the above mentioned then foot right of way. The northerly and
southerly lines of said right of way are parallel to the southerly line of Peconic Bay Boulevard and the westerly
line is parallel to the westerly line of ten foot right of way above mentioned.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY. Together with all the right, title and interest of the parry of the first part, of, in and to the
land lying in the street in front of and adjoining said premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
