Manchester Vermont 05255, as Executrix of the Estate of Josephine Reinfurt a/k/a Josephine Clavin a/k/a Josephine Clavin Reinfurt, deceased, to which office she was appointed by decree of the Surrogate's Court, Suffolk County, State of New York, made August 5., 2002, party of the first part, and DaviJ~lics and Susan~lics, husband and wife, residing at 450 3r~ Street, Brooklyn, New York 11215, parties of the second part, WITNESSETH, that the party of the first part, in consideration of $428,000.00 Dollars and other valuable consideration paid by the parties of the second part does hereby grant and release unto the parties of the second part, their heirs or successors and assigns of the parties of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being near the Village of Greenport, in the Town of Southold, County of Suffolk and State of New York, as more particularly described on Schedule A hereto annexed and made a part hereof as though it were fully set forth at length herein;, Said premises being known as and by Street No. Greenport, New York 11944. District:1000 Section:043.00 Block:01.00 Lot:004.000,005.000,010.000 190 Anglers Road, TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the parties of the second part, their heirs or successors and assigns of the parties of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. A_ND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance, if any, and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires. IN PRESENCE OF: Christine Clavin, as Executrix of Josephine Reinfurt, Deceased ~tLL that certain plot, piece or parcel of land, situate, lying and being near the Village of Greenport, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the easterly line of Angler's Road ninety-two and eighty-six hundredths (92.86) feet northerly along said easterly line from Manhanset Avenue; and RUNNING THENCE North 05 degrees 09 minutes 10 seconds West along the Easterly line of Angler's Road, 124.56 feet to land now or formerly of Capuano; THENCE North 84 degrees 50 minutes 50 seconds East along said land now or formerly of Capuano, 200.00 feet to the Westerly line of a fifty (50) foot right of way; THENCE South 05 degrees 09 minutes 10 seconds East along said Westerly line of the fifty (50) foot right of way, 90.00 feet to lands now or formerly of Spurge; THENCE South 84 degrees 50 minutes 50 seconds West along said land now or formerly of Spurge, 100.00 feet; THENCE South 05 degrees 09 minutes 10 seconds East still along said last mentioned land, 76.57 feet to land now or formerly of Sorgen & Gaudeiello in trust for the Sorgen Family; THENCE North 68 degrees 35 minutes 50 seconds West along said land and later along land now or formerly of Larzaridis, 48.23 feet; THENCE North 75 degrees 23 minutes 00 seconds West still along said land now or formerly of Larzaridis, 60.42 feet to the Easterly line of Angler's Road and the point or place of BEGINNING.
