Witnemmeth, that the party of the first p~ut, in consideration of Ten Dolrars and other valuable consideration paid by
the p~nrty of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
pain[I in Graenport (partially w~thin the Incorporated Area and partially without), Town of Southold and State of New
York, boundecl and described as foilow~:
BEGIINNING at an iron pipe on the curved southerly side of Beach Road at the intemection thereof of the
northwesterly corner of the premises to be described and points northerly comer of land of the Town of Southold:
RUNNING THENCE easterly along the southedy side of Beach Road on a curve bearing to the left having a radius of
446 feet a distance along said cum/e of 't00 feet to land now or formerly of
THENCE Soultlh 38 degrees 46 minutes 40 seconds West along said land 212.50 feet to the Waters of Stalling
Creel<;
THENCE along same on the tie line course of North 68 degrees 34 minutes 00 seconds West 80,51 feet to the
aforementioned lands of the Town of Southold;
THENCE North 33 degrees 10 minutes OD seconds East along same 234.{3 feet to the southerly'side of Beach Road
at the, point or place of BEGINNING.
BEING ~ iNTENDED TO be the same premises conveyed to the party of the first part herein by deed dated
0.~3'2, receded in Liber 12193, cp. 151.
Together with all dght, title and interest, if any, of the party of the flint part in and to any streets and roads abutting the
above described premises to the center' lines thereof; Together with the appurtenances and all the estate and rights
of the party of the first part in and tn said premises; To Have and to Hold the I:x'ermaes herein granted unto the party
of the second part, the heirs or success~)m and assigns of the party of the second part forever,
And the paKoy of the first part c~venant~ that the party of the flint part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
And the party of the firat part, in compliance with Section 13 of the Lien Law, covenants that the party of the f'~'st part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a bust fund
to be applied first for the purpose of paying the cost of the Improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same tot any other purpose
The word "path/' shall be construed as if it mad "pa~des" whenever the sense of this indenture so requires.
