Christopher; 1000 RUNNING THENCE along said last mentioned land and land now or formerly of A. Spiro North 61 degrees 15 feet East Sec. 171.78 feet to a monument; 110.00 Block RUNNING THENCE along land of A. Spiro North 32 degrees 14 minutes 10 seconds West 10.84 feet to a monument and 06.00 land now or formerly of B. Ahlers; Lot 011.002 RUNNING THENCE along land of B. BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part herein by deed from MARJORIE A. SPIRO and ALFRED J. SPIRO, dated August 14, 1998, recorded in the Suffolk County Clerk's Office on September 10, 1998, at Liber 11916 page 237. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate and rights of the party of the fust part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the parry of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the parry of the fust part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to . be applied first for the purpose of paying the cost of the improvement and will apply the same fust to the payment of the cost of improvement before using any part of the total of the same for any other purpose.
