roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; 1'0 HAVE AND TO HOLD

AND the party of the first part covenants that the party of the first part has not done or suffm'ed anything whereby

part will receive the consideration for this conveyance and will hold the right to receive such consideration as a

All that certain plot, piece or parcel of land, with
buildings and improvements thereon, if any, lying near the
'Village of Greenport, in the town of Southold, County of
Suffolk and State of New York, bounded and described as
follows:
13EGINNING at a monument at the intersection of the northerly
]Line of Manhanset Ave. , with the easterly line of a 49. 5 foot
private line of said private road, N. 5' 09' 10" W. - 165. 0
feet; thence along other land of Miriam B. Conant, No. 84°
50' 50" E. - 170 feet, more or less, to a bulkhead at the
ordinary high water mark of Gull Pond Inlet; thence along
said high water mark, being along said bulkhead, southerly
and then southeasterly and then easterly and then again
southerly, 270 feet, more or less, to said northerly line of
Manhanset Ave. ; thence along said northerly line, N. 87° 05'
00" W. - 250 feet, more or less, to the point of beginning.
Together with a right of way over said 49.5 foot private road
from the northwesterly corner of the premises southerly about
165 feet to Manhanset Ave.
Together with all the right, title and interest, if any, of
the party of the first part in and to the water and land
under water of Gull Pond adjoining the above described
premises.
SUBJECT to covenants and restrictions contained in Liber 4519
cp 141 recorded in the Office of the County Clerk, Suffolk
County.
SLJBJECT to riparian rights of others in and to the continued
flow of Gull Pond Inlet.
SUBJECT to easements, covenants, restrictions, reservations
and encumbrances, if any, contained in former instruments of
record, and any and all modifications of said easements,
covenants, restrictions, reservations and encumbrances of
record.
