THIS INDENTURE, made the I I day of May, nineteen hundred and ninety-nine

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second party, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold at Cutchogue,
County of Suffolk and State of New York:
BEGINNING at a point on the easterly side of Duck Pond Road, said point being 178.70 feet southerly from
the southerly side of lands now or formerly of the Beachcomber Motel, Inc., said point also being the division
line between lands hereinafter described and lands now or formerly of Krupinski; THENCE along said lands
north 31 degrees 40 minutes 30 seconds east, 229.92 feet to a point; THENCE still along lands now or
formerly of Krupinski, south 42 degrees 39 minutes 30 seconds east 570.21 feet to a point and lands now or
formerly of Aliano; THENCE along said lands the following two courses and distances: 1) North 88 degrees
29 minutes 40 seconds west 569.30 feet; 2) north 40 degrees 25 minutes 00 seconds west, 58.97 feet to the
southeasterly side of Duck Pond Road; THENCE along the southeasterly side of Duck Pond Road, north 31
degrees 27 minutes 30 seconds east, 192.04 feet to the point or place of BEGINNING.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described.premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
ANDthe party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
gNDthe party of the first part in compliance with Section 13 of the Lien Law, covenants that the party of the first part
