WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
!I paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, Piece or parcel of land, situate,
lying and being in Greenport, Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 10, on a certain man of Sterling Homes
prepared by Otto W. Van Tuvl & Son, Land Surveyors at Greenport, New York, on
August 25, 1966 as Map No. 4709, which said lot is more particularly bounded
and described as follows:
BEGINNING at a point on the easterly side of Beach Road, distant 255.00 feet
southerly as measured along the easterly side of Beach Road from the corner
formed by the intersection of the easterly side of Beach Road and the southerly
side of Manhanset Avenue;

SURIECT to additions Set forth in Certification of Approval of Realty Subdivision
Plans issued by the Suffolk County Department of Health pursuant to approval of
play; made on May 4, 1-964, which shall be incorporated in the Deed and a copy of
which is attached and made a part hereof.
The above lot is the Same as the one conveyed by Steve Moraitis and Christ
Stratakis to Steve Moraitis by Deed dated July 23rd, 1973 and recorded in
the office of the Clerk of Suffolk Cbunty on August 15, 1973 in liber 7467, page
251.
TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streots and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; 'PO HAVE AND TO
IIOLU 'he premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pard covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
th^ same first to the payment o i the cost of the improvement before using any part of the total of the sarne for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
