WITNESSETH,that the party of the first part,in consideration of

said map; running thence North 23 degrees 29 minutes 40 seconds
West, along the easterly side of said Lot 109, 336.58 feet to
Long Island Sound; running thence along the ordinary high water
mark of Long Island Sound on a tie line 0£ North 80 degrees 00
minutes East, 100 feet; thence South 23 degrees 20 minutes 40
seconds East, along the westerly side of Lot 111 on said map-- '
feet to the Northwesterly side of Sound Drive; thence along the
Northwesterly and northerly side of Sound Drive, (1) South 53 degrees
58 minutes We seconds West, 79.43 feet and (2) South 89 degrees

TOGETHER with the right to use the beach as described in deed
