TOGETHER WITH the right to use, in common with others, solely for recreational and not for commercial purposes, the following described parcel of land: BEGINNING at a point on the northerly line of "North View Drive", 240 feet westerly along said northerly line from said easterly boundary of land being the southwesterly corner of land heretofore conveyed to Dr. Stuart Winning; from said point of beginning running thence westerly along said northerly line of "North View Drive" on a curve to the left having a radius of 236.52 feet, a distance of 60.0 feet; thence along other land and parallel with the westerly boundary of said land of Winning, North 19 degrees 30 minutes West about 230 feet to the ordinary high water mark of Long Island Sound, 60 feet more or less, to said land of Winning; thence along said land of Winning, South 19 degrees 30 minutes East about 230 feet to the point of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated December 6, 2005, and recorded January 9, 2006 in Liber 12429 page 414. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
