WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imlixx at Mattituck, Southold Town, Suffolk County, New York, bounded

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate lying and being at ;ylattituck, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a point which is situate on the south side of Park Avenue which point of
beginning marks the northwesterly corner of the parcel about to be described and the easterly
boundary of premises owned now or formerly by Susan Norris, and from said point of beginning;
THENCE North 85 degrees 31 minutes 00 seconds East 169.55 feet along the southerly side of
park Avenue to a point;
THENCE South 11 degrees 25 minutes 00 seconds East 569.77 feet along lands now or formerly
of Spencer H. Wickham and Kathleen A. Wickham to the line of apparent high water mark of
Great Peconic Bay,
THENCE South 80 degrees 02 minutes 04 seconds West 171.21 feet along a tie line of the Great
Peco,nic Bay to a point;
THENCE the following two courses and distances along lands now or formerly of Susan Norris:
1) North 11 degrees 25 minutes 00 seconds West 546.85 feet; and
2) North 07 degrees 15 minutes 00 seconds West 39.16 feet to the southerly side of Park
Avenue and the point or place of beginning.
BEING AND INTENDED TO BE a part of the same premises conveyed to the party of the first
part by deed dated April 27, 1971 and recorded at the office of the Clerk of the County of Suffolk
on October 27, 1971 in Liber 7034 of conveyances at Page 447.
