WiTNESSEfH,that the party of the first part,in consideration of far HoHara and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being intheVillage of Mattituck, County of Suffolk and State of New
York, known and designated as the south-easterly one-Half (1/2) of Lot
Number Nine (9) on Map of Marratook:e Park, dated March 1910, revised
December, 1913 and which map was filed in the Office of the Clerk of
the County of Suffolk May 7th, 1914 under the file number 19, the said
one-half of Lot Number Nine (9) hereby conveyed being approximately
fifty (50) feet in width in front and rear and extending from a
certain Creel; to the road on which said lot fronts, being the same
premises conveyed to Claude A. Ciewer one of the parties of the first
part by Herbert G. Vail and May J. Vail, his wife, by deed dated
January 2nd, 1924 and recorded in the office of the Clerk of the
County of Suffolk in Liber 1091- of Deeds at Page 138 on January 9th,
1924;
TOGETHER with a free and unobstructed right of way over the South Road
as laid down on the map aforesaid and also over the West Road on the
west line of Marratooke Farm to the highway known as Suffolk Avenue.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pant covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part.will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund tti•tie applied first for the purpose of paying the cost of the improvement and will apply
the same first to the'pa�iuent of the cost of the improvement before using any part of the total of the same for
faanr other,purpose. . n,
