Ciewer one of the parties of the first part by Herbert G. Vail and May J. Vail, his wife, by deed dated January 2nd, 1924 and recorded in the office of the Clerk of the County of Suffolk in Liber 1091- of Deeds at Page 138 on January 9th, 1924; TOGETHER with a free and unobstructed right of way over the South Road as laid down on the map aforesaid and also over the West Road on the west line of Marratooke Farm to the highway known as Suffolk Avenue. AND the party of the first pant covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
