THIS INDENTURE,made the day of March , nineteen hundred and seventy—one

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the partyof the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or reel of land, with the buildings and improvements thereon erected, situate,
lying and being iAkht near Greenport Village, Town of p Southold, County of
Suffolk .and State of New York and described as Lot #41 on a certain
map entitled "Map of Eastern Shores at Greenport" filed in the
office of the Clerk of the County of Suffolk on April 27, 1964 as
map #4021, and bounded and described as follows:
BEGINNING at the corner formed by the intersection of the
southerly side of Sound Drive with the easterly side of McCann Lane;
RUNNING THENCE North 85 degrees 35 minutes 10 seconds East
135.31 feet;
THENCE South 20 degrees 42 minutes 00 seconds East 173 .60
feet;
THENCE South 71 degrees 53 minutes 40 seconds West 139.32
feet to the easterly side of McCann Lane;
'THENCE North 18 degrees 06 minutes 20 seconds West along the
easterly side of McCann Lane 205.46 feet to the corner at the point
or place of BEGINNING.
THIS DEED subject to a purchase money mortgage of even date
intended to be filed simultaneously herein..
Grnators herein are the same persons as the Grantees in the
deed dared 7/1/67 recorded 7/7/67, Liber 6180 cp 220
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
