valuable consideration paid by the party of the second part, do~s hereby grunt and relense
unto the party of the second part, the heirs or successors and assigns of the party of the

southwesterly comer of the lands heretofore conveyed by Edna M. Tumcr to Donald A.
Halliwell and another;
RUNNING THENCE North 62 degrees 21 minutes 30 seconds .EaSt along thc southerly
line of said land of Halliwell, 105 feet to n point;
TIIENCE in a general southerly direction and on n line parallel with the easterly line ol'
Sunset Lane, a distance of 75 I'eet to a point and other land o1' Edna M. Turner;
THENCE South 62 .degrees 21 minutes 30 sec'onds West, 105 feet to the easterly linc of
Sunset l,ane;
THENCE northerly along.the easterly side of Sunset I.ane, 75 lbet to thc point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to thc party of the first
part by deed dated October 2, 1957 and rccorded on October 3, 1957 in the Office ofthe
Suflblk County Clerk in Liber 3270, Page 540, and by Correction Deed dated January 7,
1960 and recorded on Jantm=ry 8. 1960 in the Office of the Suffolk Count), Clerk in Liber
4752, Page I I.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their' remainderman
as follows:
TO or among any one or more members of a cia.ss consisting of the party of the first
part's descendants, in any degree, whether presently living or bom h.'~eafler, in such
proportions and amounts, without regard to equality, outright or in trust, as the party of
the first part may direct and appoint during her lifetime by proper~y written and
acknowledged instrument, and recorded prior to death, making specific reference to this
power of appointmenl. The party of the first part may not appoint themselves, their
estate, their creditors or the creditors of their estate, under any e ircumstano:s.
TOGETHER with all right: tille and interest, if any, of the party of the first part in and to
any streets and roads abutting the above de~ribed premi.~s to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises heroin granted
unto the patty of the second pa~, the heirs or successors and assigns of the party of thc
second pan forever.
AND thc party of the first part covenants that thc party of the first part has not done or
suffered anything whereby the said premises have been encumbercd in any way
whatever, except ns aforesaid.
AND the party of thc first part, in compliance with Section 13 of thc Lien Law, covenants
that the party of the first part will receive the c,'oasideration for this conveyani:e and will
hold the right to receive such consideration as a trust fund to be nppliad first for the
putposc of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the tolal of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whcncver thc sen:se of this
indenture so requires.
