(single sheet) THIS INDENTURE, madethe 10th day of BETWEEN · June , Two Thousandnd Two NORTHEAST OVERSEAS TRADING CO., INC., with an address Kenny's Road, Southold, New York, 11971, party of the first part, and ROBERT LUDWIG AND MARIA LUDWIG, as husband and wife, 10 Coultes Way, PO Box 1953, East Hampton, New York, at 3365 residing at 11937, party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold; County of Suffolk and State of New York, bounded and described as follows: Beginning at a point on the northeasterly line of Kenny's Road distant north 40 degrees 53 minutes 00 seconds west 134.75 feet from the comer formed by the intersection of the northw6sterly side of Dogwood Lane with the northeasterly side of Kenny's Road and from said point of BEGINNING; RUNNING THENCE along said northeasterly line of Kenny's Road North 40 degrees 53 minutes 00 seconds West 100.0 feet to an iron pipe; RUNNING THENCE North 46 degrees 00 minutes 30 seconds East 125.0 feet to an iron pipe; RUNNING THENCE South 40 degrees 53 minutes 00 seconds East 100 feet to an iron pipe; RUNNING THENCE South 46 degrees 00 minutes 30 seconds West 125.0 feet to the point or place of BEGINNING. BEING the same premises described in the deed to the parties of the first part herein by deed to the grantor in LIBER 11856 pg 159 and recorded in the Office of the Clerk of Suffolk County on October 8, 1997. THIS CONVEYANCE has been made with the unanimous consent in writing of all the stockholders of the party of the first part. TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consider- ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
