southerly aid eof a certain 10 foot strip of land adjacent to lot 281 as shown
on "Amended Map of Nassau Point, owned by Nassau Point Club Properties, Inc."
filed in the Suffolk County Clerk's Office at Riverhead, New York;
RUNNING THENCE along the southerly side of said 10 foot strip, North 79
degrees 58 minutes 20 seconds East 218.51 feet to the southerly revisediline

DESIGNATION THENCE along said southerly revised line of Northwest Loop, on a curve
D.si. to the left whose chord runs South 84 degrees 29 minutes East 46.61 feet;

parallel to the original line as shown on said map North 79 degrees 58 minutes

to the left whose chord runs South 71 degrees, 50 minutes East 79�feet atoa curve
concrete monument on the westerly side of a private road, 15 feet in width;
THENCE along the westerly side of said private road, South 43 degrees
44 minutes West 247.34 feet to a concrete monument;
THENCE South 79 degrees 58 minutes 20 seconds West 223 feet to said high
water mark of Cutchogue Harbor;
THENCE Along said high water mark of Cutchogue Harbor., the following two
courses and distances:
1. North 17 degrees 46 minutes 30 seconds West 110.26 feet;
2. North 23 degrees 54 minutes 20 seconds West 89.35 feet to the point
or place of BEGINNING.
TOGETHER with a right of way to all points 15 feet in width over the said
private road from Northwest Loop southerly to the southeasterly corner of the premises
herein described and as described in right of way and repair agreement in Liber 9978
page 385.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein
by Deed dated October 27, 1993 recorded in the Suffolk County Clerk's Office on
November 4, 1993 in Liber 11650 page 686.
AI4D the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
