Box 504, Greenport, New York, 11944 party of the first part, LOU ANN RUTHINOSKI, residing at 2385 Henry's Lane, Peconic, New York, 11958; and MARY JEAN WEBER, residing at 68 Lakebridge Drive, Kings Park, New York, 11754 party of the second part, WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars, lawful money of the United States paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the SEE SCHEDULE "A" ANNEXED HERETO THE GRANTORS HEREIN RESERVE the right to the exclusive use and occupancy of the premises during the Grantors' lifetime, with the Grantors to pay for all maintenance and repairs, water and sewer charges, insurance charges, and taxes relating to said premises. Said life use shall be personal to the Grantors, and shall not be subject to assignment or lease. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abatting the above described premises to the center lines thereof. TOGE~IHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the: party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the co/st of the improvement, and wilt apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires. SCHEDULE "A" PARCELI ALL THAT CERTAIN PIECE OR PARCEL of land situate north of the Village of Oreenport, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the southerly line of a public highway known as Sound Drive where the same is intersected by the westerly line of another public highway known as Sunset Lane; RUNNING THENCE in a general southerly direction along the westerly line of Sunset Lane ninety- five and ninety-seven one-hundredths (95.97) feet to land of Peter Dykovitz; I:[UNNING THENCE in a general westerly direction along land last mentioned ninety-four and on one-hundredths 1194.01) feet to land of Dorothy Barstow McCann; RUNNING THENCE in a general northerly direction along land last mentioned to land now or formerly of Herbert Fordham; RUNNING THENCE in a general southeasterly direction along land now or tbrmerly of Herbert Fordharn and to the westerly end of lhe southerly line of Sound Drive and continuing along the southerly line of Sound Drive to the point or place of BEGINNING.
