THIS INDENTURE, made the 23rd day of April, Two Thousand Two
BETWEEN
ALICE R. SMITH, as surviving tenant by the entirety of Russell J. Smith, Deceased, residing at
77 Park Street, Farmingdale, Maine 04344,
party of the first part, and
JOSEPH P. LAWSON and ANNE M. LAWSON, husband and wife, residing at 850 Pequash
Avenue, Cutchogue, New York 11935,
party ofthe second part,
WiTNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being north of the Village of Greenport, Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of Sunset Lane, distant southerly 395.57 feet as
measnred along same from the intersection of the southerly side of Sound Drive with the
westerly side of Sunset Lane;
RUNNING THENCE along the westerly line of Sunset Lane, South 27 degrees 38 minutes 30
seconds East, 75.00 feet;
THENCE South 62 degrees 21 minutes 30 seconds West, 109.16 feet;
THENCE North 25 degrees 19 minutes 50 seconds West, 75.06 feet;
THENCE North 62 degrees 21 minutes 30 seconds East, 106.13 feet to the westerly side of
Sunset Lane at the point of place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Samuel Levine and Edna A. Brown, dated February 26, 1954, and recorded April
30, 1954, in the Office of the Suffolk County Clerk in Liber 3686, Page 224.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
prem~[ses; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, ~:he heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right ~Io receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.
