WI?NESSETH, that thc part~ of thc first part, in consideration often Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, thc hcirs or suc~ssors and assigns of the party of thc second pan forever,
ALL that certain plot, piece or parcel of land, with thc buildin~ and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:

the corner formed by the intersection of thc southerly side of Sound Drive with thc westerly

TH]ENCE South 27 degrees 38 minutes 30 seconds East along the weslerly side of Sunset Lane

TH]ENCE North 25 dngrees 19 minutes 50 seconds West 75.06 feet;

Sunset Lane at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of tbe fu'st part by
deed from Angel B. Chorno and Lia M. Chorno, dated 5/19/88. and recorded 617188, in the
Office of the Suffolk County Clerk in Liber 10619, Page 208.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
stre~;-ts and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and righls of the party of the first pan in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or successors and assigns of thc party of the second part forever.
AND the party oftha first part covenants that thc party of the first pan has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party oflhe first part, in compliance with Section 13 of fha Lien Law, covcnan~s that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a t~ust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of thc
improvement before using any part of the total ofthe same for any other purpose.
The word "party" shall be construed as ifil read "parties" whencvcr thc sense ofthis indenture so
requires.
