THIS INDENTURE, made they? day of June, two thousand and one
bet~veen ARTHUR T. CAMBOURIS, as trustee of the Marital Trust u/w/o Nicholas J. Gianopulos, with an address c/o
Blank Rome Tenzer Greenblatt LLP, 405 Lexington Avenue, New York, New York, 10174, party of the first part, and
SOUTHOLD IKOPEDO LLC, with an address c/o Mary Gianopulos, 1502 East 29°~ Street, Brooklyn, New York, 11229,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs, or successors and
assigns of the party of the second part forever,
AI~L that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, Country of Suffolk and State of New York~ boum~ed and described as follows:
BEGINNING at a granite monument set at the northeasterly comer of land formerly of Joseph
Bischoffand on the westerly line of the northerly branch of Sound View Avenue; RUNNING
THENCE along land formerly of Joseph Bischoff, South 60' 32' 50" West 213.32 feet to a
monument at the northwesterly corner of land formerly of said Joseph Bischoff; THENCE
along land of William J. Grattan and in the .direct continuation of the westerly boundary of
land formerly of Joseph Bischoff, North 41 23' 20" West 80.00 feet; THENCE along land of
said William J. Grattan, aud parallel to said northerly line of land formerly of Joseph Bischoff,
North 60' 32' 50" East 213.32 feet to the said westerly line of the northerly branch of Sound
View Avenue; THENCE aloug said westerly liue of the northerly branch of Sound View
Avenue, South 41' 23' 20" East 80.00 feet, to the point or place of BEGINNING.
BEING aud INTENDED TO BE the same premises conveyed to Grantor by Deed dated
December 17, 1998 and recorded January 5, 1999 in Liber 11937, Page 685, in the office of the
Clerk of the County of Suffolk, Riverhead, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abuiting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises, TO HA VE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
