party of the first part, and
JOHN J. FELDIS JR., residing at 15 Lawrence Place, R6ckville Centre, New York 11570

WITNESSETH, that the party of the first part, in consideration of tan dollars, lawful money of the United
States, paid by the party of the second part, does hereby grant and release unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or pan:el of land, with the buildings and improvements thereon creeled, sittmte, lying
and being in thc north of the Incorporated Village of Southold, in the Town of Southold, County of Suffolk, State
of New York bounded and described as follows:
BEGINNING at a point on the northerly side of Sound View Avenue, which point is the southwest comer of the
premises herein to be conveyed; running thence north 11 degrees 04 minutes 40 seconds west along land now or
formerly of Martin a distance of 560 feet more or less to a high water mark on the Long Island Sound; running
thence south 85 degrees 00 minutes east along the high water mark of the Long Island Sound a distance of 100
feet; running thence south I 1 degrees 13 minutes 30 se~,onda east $11.4 feet more or less to the northerly side of
Sound View Avenue; running thence in a generally westerly direction along the noah side of Sound View
Avenue 100 feet to the point or place of BEGINNING.
BEING the same premises conveyed to the patty of the first part and her husband, John J. Feldis. Sr. by Gladys
W. Shinkle by deed dated June 1 I, 1952 and recorded in the Suffolk County Clerk's Of'rice on June 25, 1952 in
Liber 3371, page 55.
SAID PREMISES being known as 18175 Sound View Avenue, SouthhokL New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETIIER with Ihe appurtenances and all
the estate and rights of the party of the first part in and to said premises, TO HAVE AND TO HOLD the
premises herein granted unto the party ofthe second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part, in compli~u:c with Section 13 oftha Lien Law. covenants that the party ofthe
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply the same

first to the payment of the cost of thc improvement before using any part of the tom! of thc same for any other
pu~ose.
AND the party ofthe first part covenants as follows: that said party ofthe first part is seized of the said premises
in fcc simple, and has good right to convey the same; that thc party of thc second pon shall quietly enjoy the said
premises; that the said premises arc fi.en fi.om incumbmnec, except as aforesaid; that the port~ of the fit'st part
will execute or procure any further nccessa~ aasumncc of thc title to said premises; and that said party of the
first part will forever warrant the title to said premises.
