WITNESSE'rH, that the party of the first pan, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second pan. the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erect-'d, situate, lying and being near the Village of Greenport, Town of Southold. Suffolk
County, New York. bounded and described as follows:
BEGINNING at a point on the southerly line of Kuapp Place distant 40 feet in an easterly
direction frOm the northeasterly comer of land of Kenneth Dimon;
RUNNING THENCE southerly and parallel to the easterly line of land of Kenneth Dimon, u
diistance of 138 feet more or less to the land now or formerly of Theresa Durst:
RUNNING TI I ENCE easterly along said last mentioned [and a distance of 40 feet:
RUNNING THENCE northerly and parallel to the first course to Knapp P[aee;
RUNNING THENCE in a westerly direction along the southerly line of Knapp Place a
diistance of 40 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises' conveyed to the party of the first part by
Deed dated October 25, 1990, and recorded March 22, 1991 in the Office of the Suffolk
County Clerk in Liber 11236, Page 360.
TOGETHER with all right, title and ina'rest, if any, of the party of thc first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenancc'~ and all the estate and right.,~ of the party of thc first part in and to said
p,~mises; 'lC) HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the pa~y of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premiss have been encuml'~red in any way whatever, except as
aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to: receive such consideration as a trust fund m be applied first for the purpose of paying the cost
ol7 the improvement and will apply the same first to the paymem of the cost of the impmvemcm
before using any part of the total of the same for any other purpose.
