Champlin' and filed 10/23/1873 as File No. 337, being bounded and described as follows: BEGINNING at. a point on the westerly side of Sterling Place distant 194 feet more or less southerly as measured along the westerly side of Sterling Place from the corner formed by the intersection of the westerly side of Sterling Place and the southerly side of Knapp Place; THENCE South 30 degrees 27 minutes 30 seconds East along the westerly side of Sterling Place 58.62 feet to land now or formerly of Sail H. Stem and .lacqueline Wolfson: THENCE South 73 degrees 25 minutes 00 seconds West along last mentioned land and land now or formerly of Diane and Robert Jester and land now or formerly of Camilo Cisterino and wi~e, 266.07 feet to land now or formezly of Angeliki and George Spanos; THENCE North 23 degrees 23 minutes 40 seconds West along last mentioned land, 58.97 feet to land now or formerly of Ann and Joseph Milovieh; TIIENCE the following two courses and distances along land now or formerly of Ann and Joseph blilovich: I. North 80 degrees 17 minutes 00 seconds East, 172.25 feet to a point; 2. North 61 degrees 15 minutes 30 seconds East, 90.00 feet to the westerly side of Sterling Place, the point or place of beginning. BEING AND INTENDED TO BE the same premises conveyed to Joseph E. Rhodes and Mary Lee Rhodes, his wife, ns tenants by the entirely, by deed made by lsabelle L. Reeves, individually and as Executor of the Last Will & Testament of Carrie L. DeCammara, deceased, dated October 1, 1955, and recorded October 5, 1955, in the Office of the Suffolk County Clerk in Liber 3987, Page 427. TOGETHER with all right, title and interest, if any, of the plmy of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of, the second part, the heirs or successors and assigns of the party of the second pan forever. AND the party of the first parl covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as afuresaid. AND the party of the first pert, in compliance with Section 13 of the Lien Law, covenants that tbe party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration ns a trust fund to be applied first for the purpose of payin8 the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total ofthe same for any other purpose.
