party ofthe second pad,

of the second part, the heirs or successors and assigns of the party of the second part forever,

Suffolk and State of New York, known and described as and by part of Lot 26 on "Hap of Sixty Lots of 3ohn G.
Champlin", filed in the office of the Suffolk County Clerk on 10/23/1873 as Hap No. 337, and which part of lot is
more particularly bounded and described as follows:
BEGINNTNG at a point on the southwesterly side of Sterling Place distant 74.78 feet northwesterly, when measured
along the southwesterly side of Sterling Place, from the corner formed by the intersection of the southwesterly side
of Sterling Place and the northwesterly side of Champiin Place, said point of beginning also being the point of
intersection of the southwesterly side of Sterling Place and the dividing line between Lots 25 and 26 on said map;
RUNNING THENCE South 73 degrees 25 minutes 00 seconds West along said dividing line between Lots 25 and 26
on said map, 3.:[0.00 feet to land now or formerly of C. Helinski;
THENCE North 30 degrees 27 minutes 30 seconds West, along said land now or formerly of C. Helinski 37.:[4 feet to
the dividing line between Lots 26 and 27 on said map;
THENCE North 73 degrees 25 minutes 00 seconds East, along said dividing line between Lots 26 and 27 on said map
l:[0.00 feet to the southwesterly side of Sterling Place;
THENCE South 30 degrees 27 minutes 30 seconds East, along the southwesterly side of Sterling Place, 37.:[4 feet to
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to DANIEL W. MURRAY and .~ACQUEL[NE HURRAY by
deed dated December 9, 3.999 recorded in the office of the Clerk of the County of Suffolk on January 4, 2000 in Liber

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"
shall be construed as if it read "parties" when ever the sense of this indenture so requires.
