are more particularly described according to said map on EXHIBIT "A" annexed
hereto.
BEING AND INTENDED TO BE all of the same premises conveyed to the party of the
first part by deed dated April 10, 1997, and recorded in the office of the
suffolk coount Clerk on April I0, 1997 at Liber 11824, c.p. 889.

ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, in the Town of Southold, County of
Suffolk and State of New York, known and designated as the northerly part of Lot Nos. 9 and 10 on a certain map
entitled, "Map of the Property of John A. Monsell", filed in the Office of the Clerk of the County of Suffolk on June 18th,
1873 as Map Number 53, which part of lots are bounded and described as follows:
BEGINNING at a point on the westerly side of Sterling Place distant 82 feet northerly from the comer formed by the
intersection of the northerly side of Bridge Street with the westerly side of Sterling Place;
RUNNING THENCE South 74 degrees 07 minutes 00 seconds West, 80.60 feet to the easterly line of Lot 8 on the
aforementioned map;
RUNNING TltENCE North 17 degrees 46 minutes 00 seconds West, along the easterly line of Lot 8, 58.70 feet;
RUNNING TItENCE North 74 degrees 07 minutes 00 seconds East, 79.88 feet to the westerly side of Sterling Place;
RUNNING TIIENCE along the westerly side of Sterling Place the following two (2) courses and distances;
1) South 30 degrees 27 minutes 30 seconds East, 3.29 feet;
2) South 17 degrees 46 minutes 00 seconds East, 55.51 feet to the point or place of BEGINNING.

successors and assigns of the party of the second part forever.
AND the party of the first part covenants that rite party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
