No. 337 filed October 23, 1873, which part of lots are bounded and described as follows:
BEGINNING at a point on thc westerly side of Sterling Place distant 71.08 feet southerly from the comer
formed by thc intersection of thc southerly side o£Champlin Place with the westerly side of Sterling Place;
RUNNING THENCE southerly along the westerly side of Sterling Place South 30 degrees 27 minutes 30
seconds East a distance of 3.90 feet to the northerly line oflot 10 as shown on a Map of Property of John A.
Monscl[ filed June 18, ! 873 file No. 53;
RUNNINO THENCE along the northerly line of lot 10 and lot 9 of said filed map South 74 dc~rees 07
minutes 00 seconds West, a dislance of 79.88 feet to lot 8;
THENCE running northerly along lot 8 as shown on ~ Map of John G. Champlin Map No. 337 filed
October 23, 1873, Noxth 16 degrees 34 minutes 00 seconds West, a distance of 1.20 feet to a point thence
easterly through lots 9 and 10 as shown on map of John O. Champlin Map No. 337 filed October 23, 1873,
NotCh 72 degrees 14 minutes 50 seconds East, a distance of 78.95 feet to the westerly side of Sterling Place,
and the point or place of BEGINNrNO.
BEING AND INTENDED TO BE PART OF THE same premises conveyed to thc parties of the first
by deed dated April 5, 2003 recorded in the Office of the Clerk of the County of Suffolk on October 31,
2003 in Liber 12281 at page 424.
TOGETHER with all right, title and interest, ifany, of thc party of the firs~ part in and to any streets and
roads abulting the above described premises to the center llncs thereof.
TOGETIIER with thc appurtenances and all thc estate and rights ofthc party of'the first part in and to said

TO HAVE AND TO HOLD. the prcmisos herein granted unto the party of thc second pan, thc heirs or
successors and assigns of the patty of thc second part forevcr.
AND the party ofthe first part covenants that the party of the first pan has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the fu'st part, in compliance with Section 13 of the Lien Law, covenants thai the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as n trust fund to be applied first for the purpose of paying the cost of thc impwvement, and
will apply the same first to the payment of thc cost o£the improvement before using any part of the total o£
the same for any other purpose. The word "party" shall be construed as if it ~ad "parties" whcncvcr the
sense of this indenture so requires.
