MonseI1, filed in the Suffolk County Clerk's Office of June 18, 1873, as Map No. 53, which said part of lots are bounded and described as follows: BEGINNiNG at a point on the northerly side of Bridge Street distant 127.85 feet westerly from the corner of the northerly side of Bridge Street and the westerly side of Sterling Place; RUNNiNG THENCE along Bridge Street, South 74 degrees 07 minutes 00 seconds West 36.75 feet; RUNNING THENCE North 17 degrees 46 minutes 00 seconds West along land now or formerly of Newalls, I40.66 feet; RUNNING THENCE North 74 degrees 06 minutes 20 seconds East along land now or formerly of Itenry and one Raynor, 36.75 feet; RUNNING THENCE South 17 degrees 46 minutes 00 seconds East along land now or formerly of Ciupryk, 140.67 feet to the northerly side of Bridge Street at the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed recordcd in the Suffolk County Clerk's Office on November 23, 1965 in Liber 5868 page 254. !T}t--"~ GRANTORS !~EREIN RESERVE the right to the exclusive use and occupancy of the premises dm'ing the Grantors lifetime, with the Grantors to pay for all maintenance and repairs, water and sewer charges,, insurance charges, and taxes relating to said premises. Said life use sl~all be personal to the Granlors, and shall not be subject to assignment or lease. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the: above described premises to the center lines thereof. TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
