Street, Greenport, New York, 11944
LYDIA WELLS, residing at 306 Johnson Court, Greenport, New York, 11944; and
HENRY RUTHINOSKI, JR., residing at 516 Main Street, Greenport, New York, 11944; and
KENNETH RUTHINOSKI, residing at 2395 Henry's Lane, Peconic, New York, 11958

NITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land~ with the buildings and improvements thereon erected,
situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of
New York, being a portion of lots Nos. 6 and 7 as shown on a certain Map of Sterling Manor, Oreanport,
property of John A. Monsell, filed in the Suffolk Courlty Clerk's Office on Jnne 18, 1873 as Map No. 53,
which said part of lots are botmded and described as follows:
BEOINNING at a point on the northerly side of Bridge Street distant 127.85 feet westerly from the comer
of the northerly side of Bridge Street and the westerly side of Sterling Place;
RUNNING TblENCE along Bridge Street, South 74 degrees 07 degrces 00 seconds West 36.75 feet;
RUNNING THENCE North 17 degrees 46 minutes 00 seconds West along land now or formerly of
Newalls, 140.66 feet;
RUNNING THENCE North 74 degrees 06 minutes 20 seconds East along land now or formerly of Henry
and one Raynor, 36.75 feet;
RUNNING THENCE South 17 degrees 46 minutes 00 seconds East along land now or formerly of
Ciupryk, 140.67 feet to the northerly side of Bridge Street at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed
recorded in the Suffolk County Clerk's Ol~ce on November 23, 1965 in Liber 5868 page 254.
THE GRANTORS HEREIN RESERVE A LEGAL LIFE ESTATE IN THE PREMISES for the term
of the Grantors' life.

THIS DEED IS MADE TO CLARIFY that the Grantors reserved a legal life estate in deed dated
September 18, 2001 recorded in the Office of the Clerk of the County of Suffolk on September 27,
2001 in Liber 12144 page 188 and retain Grantors' eligibility for real property tax exemptions.
rOGETHER with -all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETItER with the appurtenances and all the estate and rights of the party of the first pm in and to said
~remises.
ro HAVE AND TO HOLD the premises herein granted unto the party of the second part, tile heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for may other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
