REASON FOR APPEAL

A Variance to the Zoning Ordinance
is requested for the reason that

REASON FOR APPEAL
I. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because Applicant seeks to construct a house 66 feet wide on a lot
being a width of 90 feet. One side yard would be 10 feet and the other side yard
15 feet. The Applicant has been advised by the Building Inspector that this Vari-
ance Application iR necessary because the side yards do nbt total 26 feet 3 inches
and because there is not a side yard no less than 11 feet 3irlches on one side.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because the lot is an under-sized lot, and in
order to build an attractive house, the Applicant seeks to have a total side yards of
24 feet with one side yard being 10 feet.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the house to he constructed would be in generally
keeping with the character , size and shape of other houses in the neighborhood, and
the granting of the Variance would not alter the character of the neighborhood since
in reflect, all the Applicant is seeking, is to red. he side yard of 11 feet 3 inches
to 10 feet and the other side yard from 15 feet to 14 feet. for total side yards of 24
feet rather than the required 26 feet 3 inches.
