THIS INDENTURE, made the I &q'l" day of February, 2002 BETWEEN

SALLY BERNICE GRATTAN, residing at 323 Champlin Place, Greenport, New York, 11944, as to
the remainder interest
party of the second part, .
WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being on the north side of the North Road near Greenport, Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at the southwest corner of land now or formerly of Standard oil Company of New York, and
running thence westerly along the north side of the North Road to land now or formerly of Tasker; thence
northerly and easterly by and with said land to land now or formerly of Whitney; thence along the southerly
line of land now or formerly of Whitney, to the westerly side of Sound Road; thence southerly to the
northeast corner of land now~or formerly of Standard Oil Company of New York; thence westerly and
southerly along the lands last mentioned to the north side of North Road, and the-point or place of
BEGINNING.
THE GRANTOR HEREIN RESERVES THE RIGHT AND CONVEYS TO EDWARD
KSZYMINSKI, presently residing at 69305 County Route 48, Greenport, New York, the right to the
exclusive use and occupancy of the premises during the Grantor's lifetime and, said Edward Kszyminski's
lifetime with the Grantor and said Edward Kszyminski to pay for all maintenance and repairs, water and
sewer charges, insurance charges, and taxes relating to said premises. Said life use shall be personal to the
Grantor and said Edward Kszyminski, and shall not be subject to assignment or lease.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed to the'party of the first part by
deed dated June 10, 1970 recorded in the Office of the Clerk of the County of Suffolk in Liber 6790 page

SUBJECT TO restrictions of record.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abotting the above described premises to the center lines thereof.
