THIS INDENTURE, made the ~ ,,T~ h. day of February, 2002 BETWEEN
SOPHIE RAYNOR, residing at 17 Sound Road, Greenport, New York, 11944, as surviving tenant by
the entirety
party of the first part,
PATRICIA ANN MOTTO, residing at 60 Providence Drive, West Sand Lake, New York, 12196
party of the second part,
W1TNESSETH that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawfill money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Greenport, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the westerly side of Sound Avenue distant 249.08 feet northerly from the corner
formed by the intersection of the northerly side of North Road and the westerly side of Sound Avenue
(Road); running thence along land no~v or formerly of J. Brandi South 63 degrees 23 minutes 00 seconds
West 100.25 feet to a monument and land now or formerly of Tasker; running thence along said land now
or formerly of Tasker the following two courses and distances:
1. North 27 degrees 46 minutes 00 seconds West 55.0 feet; and
2. North 63 degrees 23 minutes 00 seconds East 100.53 feet to the westerly side of Sound Avenue;
running thence along the westerly side of Sound Avenue South 27 degrees 29 minutes 00 seconds East
55.0 feet to the point or place of BEGINNING.
THE GRANTOR HEREIN RESERVES the right to the exclusive use and occupancy of the premises
during the Grantor's lifetime, with the Grantor to pay for all maintenance and repairs, water and sewer
charges, insurance charges, and taxes relating to said premises. Said life use shall be personal to the
Grantor, and shall not be subject to assignment or lease.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed to the party of the first part by
deed dated October 27, 1970 recorded in the Office of the Clerk of the County of Suffolk on November 9,
1970 in Liber 6835 page 562.
TOGETHER xvith all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigAts of the party of tile second p',trt t'orever.
AND the party of tile first part covenants that tile party of the first part has not done or snffcred anything
whereby the said premises have been incumbered in any wa), whatever except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of file first part will receive the consideration for this com, eyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same ftrst to the pa~vment o{'the cost of the improvemem before using any part of the total of
the smnc for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense &this indenture so requires.
