Brandi South 63 degrees 23 minutes 00 seconds West 100.25 feet to a monument and land now or formerly of Tasker; running thence along said land now or formerly of Tasker the following two courses and distances: 1. North 27 degrees 46 minutes 00 seconds West 55.0 feet; and 2. North 63 degrees 23 minutes 00 seconds East 100.53 feet to the westerly side of Sound Avenue; running thence along the westerly side of Sound Avenue South 27 degrees 29 minutes 00 seconds East 55.0 feet to the point or place of BEGINNING. THE GRANTOR HEREIN RESERVES the right to the exclusive use and occupancy of the premises during the Grantor's lifetime, with the Grantor to pay for all maintenance and repairs, water and sewer charges, insurance charges, and taxes relating to said premises. Said life use shall be personal to the Grantor, and shall not be subject to assignment or lease. BEING AND INTENDED TO BE THE SAME PREMISES conveyed to the party of the first part by deed dated October 27, 1970 recorded in the Office of the Clerk of the County of Suffolk on November 9, 1970 in Liber 6835 page 562. TOGETHER xvith all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof. TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises.
