1. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficultiesorunneces-
sary HARDSHIP becau~
The property has been for sale as one parcel for approximately
fifteen years and there does not seem to be a market for 2.4
acres in this area. In addition to this the taxes are increasing yearly
making it impractical to sell as one building lot
2. The hardship createdis UNIQUE andisnotshared by all prope~ies alike in the immediate
vicinity of this prope~y and in this use district because
All the parcel~ in the immediate vicinity are smaller causing the 2.4 ac.
parcel uudeSirabte to ~11 as'onD~pa~el.
3. The Variance would observe the spirit of the O~inance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because

Mr. Vincent Annabel

Dear Mr. Annabel:
¥ou'have inquired about dividing a 2.4 acre tract in
an estate into two or three lots described and mapped
on April 4, 1956, by Van Tuyl, on Stillwater Avenue,
Fleet's Neck, Cutchogue, including certain rights-of-way.
It would be our suggestion, in view of the critical im-
portance of underground water supplies, that you get an
opinion on the adequacy of the water supply for a two or
three lot division in this part of Fleet's Neck from the
Board of Health in order to permit us to give you an in-
formed opinion.
