consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York/being
more particularly bounded and described on Schedule "A" annexed hereto and made a part hereof.

BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part by deed dated
October 30, 1995 and recorded in the Suffolk County Clerk's Office on November 8, 1995 in Liber 11749 at
Page 330.
TOGETHER with all dght, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
promises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encurobered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this
indenture so requires.

ALL that certain plot, piece or parcel of land with the buildings and
improvements thereon erected, situate, lying and being near the Village of
Greenporl, in the Town of Southold, Suffolk County, New York, bounded and
described as follows:
BEGINNING at a point on the westerly line of Gull Pond Lane which point is
350 feel southerly along said westerly line from the intersection of the
southerly line of North Road with said westerly line of Gull Pond Lane, said
point being also the southeasterly corner of lot no. 6 as shown on map
entitled, "Map of Fordham Acres, Section i, Greenport, Town of Southold,
Suffolk County, New York" filed in the Suffolk County Clerk's Office on the 7th
day of March 1962 as map no. 3519; from said point of beginning;
RUNNING THENCE along said westerly line of Gull Pond Lane south 23
degrees 58 minutes 40 seconds east 126.97 feet;
THENCE through land of the parties of the first part two courses, as follows:
1. south 66 degrees 01 minute 20 seconds west 200.0 feet;
2. north 23 degrees 58 minutes 40 secands west 126.97 feet to the
southeasterly comer of said lot no. 6;
THENCE along the southerly boundary line of said lot no. 6 north 66 degrees
91 minutes (deed) 01 minutes (actual) 20 seconds east 200.0 feet to said
westerly line of Gull Pond Lane and the point or place af BEGINNING.
