THIS INDENTURE, made the'~/~y of April, Two Thousand Four
BETWEEN
NORMAN J. WIEDERSUM and LEE D. WIEDERSUM, husband and wife, residing at 2036
Windward Way, Vcro Beach, Florida 32963,
party of thc first pan, and
MARK BAISCH, whose address is 475 Route 25A, Rocky Point, New York I 1778,
party of thc second parT,
WITNESSETH, that thc party of thc first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the ,second pan, does hereby grant and release unto the party
ofthe second part, the heirs or successors and assigns ol'the party of the second part forever,
ALL that cerlain plot, piece, or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and Slate of New York known and designated as part of Lot No.
15 as shown on a certain map entided "Map of Fordham Acres, Section 1" and filed in the
Office of the Clerk of the County of Suffolk on March 7, 1962 as Map Number 3519, said part
of lot b~ing more particularly bounded and described as follows:
BEGINNING at a monument on the easterly side of Gull Pond Lane where the northerly side
of Lot No. 16 on the above map intersects the easterly side of Gull Pond Lane;
RUNNING THENCE North 13 degrees 00 minutes 00 seconds West, along the easterly side of
Gull Pond Lane 104.:57 feet to the division line between Lots 1:5 and 14 as shown on the above
mentioned map;
THENCE North 60 degrees 00 minutes 00 seconds Easi :ilong said last mentioned division line
and passing through a monument 193.90 feet;
THENCE South 41 degrees 59 minutes East 102.23 feet to the division line between Lots 15
and 16;
THENCE South 60 degas:es 00 minutes 00 seconds West along said last mentioned division line
245.T0 feet to the eas~rly side of Gull Pond Lane, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first pan by
deed from Guy G. Nicosia, .Ir., dated 9/1~/81, and recorded 9/18/81, in the Office of the
Suffolk County Clerk in Liber 9071, Page 531.
TOGETHER with all right, title and interest, if any, of the pa~qy of' the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first parl in and to said
premises; TO HAVE AND TO IIOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns oftbe party of the second pa~ forcvcr.
AND the party of the first pan covenants that the party of the first part has not done or suffered
anything whereby the said pr~:mises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the parly oF the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied lirst lbr the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the Iotal of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever thc sense of this indenture so
requires.
