ALL that certain plot, piece or parcel of land, situate, lying and being at
Cutchogue, Town of Southold, County of Suffolk, State of New York, known and
designated as Lot No. 1 as shown on a certain map entitled, "Map of County Club
Estates" filed" in the Suffolk County Clerk's Office on October 17, 1978 as Map No.
jdoo 6736 and more particularly bounded and described as follows:

Northerly line of Country Club Drive with the Westerly line of Linden Avenue a/k/a
(7aa Moore's Lane;
OOZ cam- RUNNING THENCE North 88 degrees 41 minutes 10 seconds Weat, along the
Northerly line of Country Club Drive, 171.25 feet;
THENCE North 6 degrees 33 minutes 10 seconds West, 201.44 feet;
THENCE South 84 degrees 34 minutes 10 seconds East, 235.83 feet to the Westerly
line of Linden Avenue;
THENCE South 5 degrees 25 minutes 50 seconds West, 1.59.83 feet to the extreme
Northerly end of the arc of a circle first hereinbefore mentioned;
THENCE Southerly, Southwesterly and Westerly along said arc of said circle having a
Iradius of 25.00 feet a distance of 37.47 feet to the extreme Westerly end of said circle -
at the point or place of BEGINNING. I
Being the same premises described in the deed to the parties of the
first part herein by deed from Karen Lizza, dated September 11 , 1997 ,
recorded September 23 , 1997 in Liber 11853 Page 210 . Said premises
are known and designated as District 1000 , Section 109 . 00, Block 03 . 00
and Lot 002 . 022 . "
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
