party of the second part,
Witnesseth , that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part,
does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the
party of the second part forever, in

the buildings and improvements thereon erected,
situate, lying and being at Laurel in the Town of
Southold, County of Suffolk and State of New York, more
particularly bounded and described as follows:
DISTRICT: BEGINNING at a point at the southeasterly corner of the
premises herein described, said point of beginning

from the corner formed by the intersection of the
northerly side of Peconic Bay Boulevard and the

THENCE along said last mentioned land and along the
southerly and westerly side of a 25 foot right of way
the following two courses and distances:
1) North 60 degrees 47 minutes 10 seconds East, 396 . 22

feet to the point or place of BEGINNING.
TOGETHER with a non-exclusive easement of Right of Way

strip of land more particularly bounded and described

BEGINNING at a point on the northerly side of Peconic
Bay Boulevard distance 368 .79 feet as measured
southerly from the corner formed by the intersection of
the northerly side of Peconic Bay Boulevard and the
westerly side of Bray Avenue;
RUNNING THENCE South 41 degrees 01 minutes 00 seconds
West along the northerly side of Peconic Bay Boulevard,
62 . 45 feet to land now or formerly of W & J Finn;
THENCE North 20 degrees 04 minutes 50 seconds West
along said last mentioned land 400 . 16 feet to
southeasterly corner of the hereinabove described
premises;

6) Along the arc of a curve bearing to the left having

northerly side of Peconic Bay Boulevard and the point
or place of BEGINNING.
SUBJECT to any state of facts an accurate survey may
show.
SUBJECT to covenants, restrictions, agreements and
utility easements of record, if any.
SUBJECT to Declaration recorded in the Office of the
Clerk of the County of Suffolk on December 3 , 1976, in
Liber 8151 at Page 504 .
Being and Intended To Be the same
premises conveyed to the party of the first part herein
by Deed from Estate of Nicholas A. Piccione, by Jean M.
Piccione, Bernard Grossman, as Executors under the Last
Will and Testament of Nicholas A. Piccione and Hans
Rein dated May 25, 1977 and recorded in the Suffolk
County Clerk ' s Office in Liber 8261 at Page 269 on June
30, 1977 .
Together with all right, title and interest, if
any, of the party of the first part in and to any
streets and roads abutting the above described premises
to the center lines thereof;
Together with the appurtenances and all the estate
and rights of the party of the first part in and to
said premises;

To have and to hold the premises herein
granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part
forever.
and the party of the first part covenants that the
party of the first part has not done or suffered
anything whereby the said premises have been encumbered
in any way whatever, except as aforesaid.
and the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of
the improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read
"parties" whenever the sense of this indenture so
requires .

part has duly executed this Deed the day and year first
