THIS INDENTURE, made the 30th day of April nineteen hundred and ninety-nine
BETWEEN
Julian Czukor and Jean Czukor, his wife,
residing at 700 Horton Avenue, Mattituck, New York
party of the first part, and

JosephGeiser
residing at 2855 North Route 48 , Mattituck, New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, situate.
hying and bein-AmAu at Mattituck, Town of Southold, Suffolk County, New
York, bounded and described as follows :
BEGINNING at the northwesterly corner thereof at the point of
intersection of the southeasterly side of Horton Avenue ('a town
highway ) where the easterly line of land heretofore conveyed by
Edith M. Young to Roy S. Monahan and Joyce S. Monahan by deed dated
June 14 , 1950, said point of beginning being distant 560 . 52 easterly
from the intersection of the southerly side of Horton Avenue with the
easterly side of Shirley Road (a town highway) ;
RUNNING THENCE from said pgint of place of beginning north 57 degrees
21 minutes 00 seconds east along the southerly side of Horton Avenue
178 . 84 feet to the northeasterly corner of the herein described
premises ;
THENCE south 32 degrees 39 minutes 00 seconds east 89. 72 feet to the
northeasterly corner of land of John J. Haas and Ruth Virginia Haas,
his wife;
THENCE westerly along the northerly line of land last mentioned south
54 degrees 52 minutes 20 seconds west 175 . 60 feet to the easterly
line of the aforesaid land of Roy S. Monahan and Joyce S. Monahan;
THENCE north 34 degrees 40' mihutes 00 seconds west along easterly
line of said Monahans ' land 97 . 36 feet to the point or place of
BEGINNING.
Grantors herein are the same persons as the Grantees in Liber 10453
cp 326 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all theestateand rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
par[ will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" ;hall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
