1�S(7 TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

and designated as Lot No. 18, on a certain map entitled "Map of Deep Hole
Creek Estates", and filed in the Office of the County of Suffolk, January 28,
1965 as Map No. 4256. Saidmore particularly bounded and described as

BEGINNING at a point on the Westerly side of Theresa Drive distant 284.41 feet
Southerly from the corner formed by the intersection of the Westerly side of
Theresa Drive and the Southerly side of New Suffolk Avenue;
RUNNING THENCE along the Westerly side of Theresa Drive South 02 degrees
40 minutes 40 seconds West 110.0 feet to a concrete monument at the
division line between lots 17 and 18 shown on said map;
THENCE along said last mentioned division line North 87 degrees 19 minutes 20
seconds West 182.00 feet to a monument at lands now or formerly of Becher;
THENCE along said last mentioned 1pinds and along lands now or formerly of
Zaleski North 02 degrees 40 minutes 40 seconds East 110.0 feet to the division
line between lots 19 and 18 on said map;
THENCE along said last mentioned division line South 87 degrees 19 minutes 20

Grantor by the deed dated 7/25/77 and recorded on 7/28/77 in Liber 8277
