WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being2fiXbz at Peconic, in the Town of 'Southold, County of Suffolk and State
of New York, bounded and described as follows:
C..0 BEGINNING at a concrete monument on the northwesterly line of Leslie's Road,
329.75 feet northeasterly along said line from its intersection with the
northeasterly line of Bay Avenue; running thence along land of Price, three
courses, as follows: 1. North 300 58 ' 10" West a distance of 150.0 feet to a
concrete monument; 2. North 530 11' 40" East a distance of 150.0 feet to a
concrete monument; 3. South 300 54' 30" East a distance of 150.0 feet to a
concrete monument set on the northwesterly line of Leslie's Road; thence along
said line of Leslie's Road, two courses as follows: 1. South 510 16' 50" West a
distance of 100.25 feet to an iron pipe; 2. South 570 01' 50" West a distance of
49.75 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed by deed dated August
5, 1992 and recorded in the Suffolk County Clerk's Office on August 13, 1992 in
Liber 11518 page 363.
The conveyance hereunder is subject to a certain mortgage executed by Michael
J. La Verdi and Josephine M. Darnell, as mortgagors, to Hometrust Mortgage Bankers,
which mortgage is dated August 5, 1992 and was recorded in the Office of the Clerk
of Suffolk County on August 13, 1992 in Liber 17982 page 377, and on which mortgage
there is now due the sum of $101,345.54; and also subject to a certain second
mortgage executed by Josephine D. La Verdi and Michael J. La Verdi, as borrower,
to Teachers Federal Credit Union, which mortgage is dated April 15, 1998 and was
recorded in the Office of the Clerk of Suffolk County on June 4, 1998 in Liber
19347 page 212, and on which mortgage there is now due the sum of $21,204.71.
