party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected, situate, lying
and being at Mattituck, Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the southerly line of a certain 30 foot right of way running easterly and westerly
at a point 122 feet westerly front the westerly line of a 25 foot right of way(Reeve Avenue), said point of beginning
being the northwesterly corner of land of Wood; running thence along said land of Wood, s.4°39'E. 160 feet, more
or less,to ordinary high water mark of Peconic Bay;thence westerly along said ordinary high water mark 60 feet,
more or less, to land of DeNovellis; thence along said land of DeNovellis, N.4°20'20"W. 156 feet, more or less to
the southerly line of said 30 fool:right of way; thence along the southerly line of said 30 foot right of way, N.70°00'E
60.0 feet to the point of beginning.
TOGETHER with all the land lying between the east and west boundary lines extended from the bulkhead
line to the high water mark of Peconic Bay. '
TOGETHER with a right of way over a strip of land thirty(30)feet wide, the southerly line of which
beginning at the Northwest corner of the land herein described runs on a course North 70°00' East to the
Northeasterly corner of the land heretofore mentioned as conveyed to Bryant S. Conklin and thence Northward
over another right of way twenty-five (25)feet wide extending from the southerly side of the first right of way to New
Suffolk Avenue.
Being and intended as the same premises conveyed to the party of the first part by deed dated May 25, 1959 and
recorded at liber 4632 page 363 in the office of the Clerk of the County of Suffolk on the 27th day of May, 1959.
The Grantor reserves a life estate in and to thg premises.
This conveyance is to a revocable living trust by whose terms this conveyance may be revoked by the Settlors.
This property may also, under the terms of the trust, be conveyed by the Trustees to a bona fide purchaser.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the parry of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying;the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose. The word"party" shall be
construed as if it road"parties" whenever the sense of this indenture so requires.
