1000 Long Island, N.Y. ," surveyed June 28,i 1922 by Otto W. Van Tuyl, C.E. &

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETIIER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain lot, part of lot, piece or parcel of land,
with the buildings thereon erected,, situate, lying and being at
Nassau Point, in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot Number 114 and
part of Lot Number 115 on a certain map entitled "Amended Map A
of Nassau Point, owned by Nassau Point Club Properties Inc. ,
situate in the Town of Southold, Long Island, N.Y. , " surveyed
June 28, 1922 by Otto W. Van Tuyl, C. E. & Surveyor, Greenport,
N.Y. , and filed in the Office of the County Clerk of Suffolk
County, N.Y. , August 16, 1922, File Number 156, said lot and part
of lot when taken together as one parcel being more particularly
bounded and described as follows:
BEGINNING at a point formed by the intersection of the
northwesterly line of Bridge Lane, as shown on said map, with the
mean high water line on the southwesterly side of the waterway or
creek leading from Wunneweta Pond to the Lagoon;
RUNNING thence along the northwesterly side of Bridge Lane
as shown on said map, but not in use, along the arc of a curve
bearing to the left, which arc is subtended by a chord bearing
South 66 degrees 52 minutes 10 seconds West, a chord distance of
219.96 feet;
THENCE along the northwesterly line of a road leading from
Bridge Lane to Lot Number 115 as shown on said map, but not in
use, along the arc of a curve bearing to the left, which arc is
subtended by a chord bearing South 76 degrees 58 minutes West, a
chord distance of 171. 13 feet to a stone monument set at the
division line between Lot Number 114 and 115 as shown on the
above mentioned map;
THENCE North 62 degrees 58 minutes West, 75 feet to the mean
high water line of Wunneweta Pond;
THENCE along the mean high water line of Wunneweta Pond and
waterway leading from Wunneweta Pond to the Lagoon, the following
4 tie line courses and distances:
(1) North 4 degrees 20 minutes East, 25. 44 feet;
(2) North 41 degrees 24 minutes East, 154 . 05 feet;
(3) North 66 degrees 34 minutes 20 seconds East, 98 . 09 feet;
(4) South 69 degrees 48 minutes 30 seconds East, 257 . 85
feet
to the northwesterly side of Bridge Lane as mapped, at the point
or place of BEGINNING.
TOGETHER with all the right, title and interest of the party
of the first part of, in, to and over those portions of Bridge
Lane and the said road leading from Bridge Lane to Lot No. 115 as
shown on said Map lying in front of and adjacent to the land
above described and of, in, to and over Wunneweta Pond and the
said waterway or creek leading from Wunneweta Pond to the Lagoon.
ALSO TOGETHER with a right of way to and from said land from
and to the bridge by which Bridge Lane passes over the above
mentioned waterway, over the present traveled road of Bridge Lane
and over the present traveled road leading from Bridge Lane to
Lot No. 115 as said roads are now laid out and in use, to the
extent that the party of the first part has the right to grant
such right of way.
ALSO TOGETHER with all of the arty of the first part's
right, title and interest, if any, 'n and to any land lying
between the northerly line of the 1 st two above mentioned
traveled roads and the southerly li e of that portion of land
first above described.

An undivided one-eighth interest of, in and to all of the
part of the first part' s right, ti le and interest to that part
of Nassau Point (formerly Little H g Neck) now known as Bridge
Lane, situate, lying and being in the Town of Southold, County of
Suffolk, State of New York, bounded and described as follows:
BEGINNING at a point on the westerly line of Bayberry Road
at the northeasterly corner of Lot 121, as shown on "Amended Map
B of Section "B" Nassau Point Club Properties Inc. , situate on
Nassau Point, Suffolk County, N.Y. ,11 and filed in the Office of
the Suffolk County Clerk on September 26, 1924 , as Map No. 798;
and running
THENCE in a general southwesterly direction on an irregular
curved line along said lot 121 and plot C to an arm of "The
Lagoon" ;
THENCE across said arm and along lots 113 , 112 , 111, 1200
feet more or less, to the ordinary high water mark of Great
Peconic Bay. The northwesterly line of said Bridge Lane is
concentric with and 25 feet northwesterly from the above
described southeasterly line.
TOGETHER with all of the party of the first part's right,
title and interest in and to an unnamed road, as shown on said
map, the northeasterly line of which begins at a point on said
northwesterly line of Bridge Lane, 350 feet more or less
southwesterly along said northwesterly line from its intersection
with said westerly line of Bayberry Road; and runs thence in a
general northwesterly direction on an irregular curved line along
lot 208 and lot 207 , 270 feet more or less to lot 116, as shown
on said map. The southwesterly line of said unnamed road is
concentric with and 25 feet southwesterly from the above
described northeasterly line.
