CARLA M. TIMPONE, residing at 2124 Bay Avenue, Mattituck, New York
11952 and
ANGELO C. TIMPONE, residing at 2124 Bay Avenue, Mattituck, New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of
dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

bounded and described as follows:
BEGINNING at a concrete monument set on the southwesterly corner of th_
premises herein described and the southwesterly corner of land conveyer
by Edward K1ein,Jr. to Florence H. Mahoney by Deed dated February 15 ,
1947 and recorded in Suffolk County Clerk' s Office on February 19, 1947
in Liber 2678 Page 222; from said point of beginning running thence
North 18 degrees 42 minutest 00 seconds West 103 . 30 feet along land lat=
of Haggerty to a concrete monument and land now or formerly of Chapman
running thence North 74 degrees 40 minutes 00 seconds East 125 feet
along said land now or formerly of Chapman to other land of the party
of the first part; running thence South 18 degrees 42 minutes 20
seconds East 104 . 71 feet, more or less, to land of Gaffney; running
thence along said land of Gaffney South 75 degrees 04 minutes 00 seconr
West 125 feet to the monument and place of BEGINNING.
TOGETHER-'with a right of way 12 feet in width for access between said
premises and Bay Avenue, northerly line of said right of way running
along the northerly line of said premises of Florence H. Mahoney
adjoining land now or formerly of Chapman.
BEING AND INTENDED TO BE the same premises conveyed to the parties of
the first part on November- 2 ,.' 1976 by deed and recorded on November 13
1976 in Liber 8139 , page 511 in the Suffolk County Clerk' s Office.
ANGELO C. TIMPONE, is to hereby retain a Life Estate to the aforesaid
premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second
part forever
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above written.
