WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second
~art, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land situate, lying and being at Greenport in the Town of Southold,
County of Suffolk and State of New York, being shown as part of Fordham Canal adjoining Lot No. 19 as
sbown on a certain map entitled, "Map of Fordham Acres, Sec. 2' filed in the Office of the Clerk of the County
of Suffolk on 04/06/65 as Map No. 4605, said part of Fordham Canal being more particularly bounded and
described as follows:
BEGINNING at a point at the Northeasterly comer of the premises to be described, said point being distant the
following two (2) courses and distances from the intersection of the southerly side of Main Road-State Road
25 ,with the westerly side of Wiggins Lane,
1. Southerly as measured along the westerly side of Wiggins Lane 150.00 feet, to the division line
between Lots Nos. 18 and 19 on said map;
2. South 66 degrees 01 minutes 20 seconds West along said division line 150.00 feet to the true
point or place of BEGINNING.
RUNNING THENCE from said point of BEGINNING South 23 degrees 58 minutes 40 seconds East, 150.00
feel:;
RUNNING THENCE South 66 degrees 01 minutes 20 seconds West, 40.00 feet more or less to the center line
of Fordham Canal;
RUNNING THENCE along the centerline of Fordham Canal North 23 degrees 58 minutes 40 seconds West,
150.00 feet;
RUNNING THENCE North 66 degrees 01 minutes 20 seconds East, 40.00 feet more or less to the point or

BEING AND INTENDED TO BE a portion of the premises conveyed to the party of the first part by deed from
JOHN A COSTELLO dated 04/30/80 and recorded in the Suffolk County Clerk's Office on 06/03/80 in Liber
8831 cp 294.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads

all the estate and dghts of the party of the first part in and to said premises; TO HAVE AND TO HOLD the

AN[) the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the dght to receive such consideration
as e trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read 'parties" whenever the sense of this indenture so
requires.
