WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, situate,
lying and being in the Nassau Point, or Little Hog Neck, Town of Southold,County
of suffolk and state of New Yorkand known aoddesignated as part of lot
159 and part of lot 160 as • shown on a certain map entitled "Amended Map
A of Nassau Point owned by Nassau Point Club Properties, Inc. , situate
in the Town of Southold , Long Island, New York" filed in the office of
the Suffolk County Clerk on August 16 , 1922 as Map No. 156 , more part-
icularly bounded and described as follows :
BEGINNING at a point on the easterly side of Wunneweta Road distant
323 feet more or less northerly from the northerly end of a curve
connecting the easterly side of Wunneweta Road with the northerly side
of Carrington Road, said point also being the division line between
lots 158 and 159 on the aforementioned filed map; RUNNING THENCE in
a northerly direction along the easterly side of Wunneweta Road along
an-irregular curve to the right subtended by the following two tie
lines: 1. North 00 degrees 33 minutes 00 seconds East a distance of
102 . 21 feet to a point ; 2 . North 20 degrees 51 minutes 30 seconds East
a distance of 118. 24 feet to a point being the northerly line of lot
160 on the aforementioned filedmap; THENCE North 78 degrees 36 minutes
20 seconds East along the northerly line of said Lot 160 a distance
of196.84 to a point; THENCE South 01 degrees 06 minutes�0 seconds
West through Lots 159 and 160 on the aforementioned fit map a distance
of 204 . 86 to a point; THENCE along the southerly line of lot 159 on
the aforementioned filed map South 78 degrees 36 minutes 20 seconds
West a distance of 236. 85 feet to the easterly line of Wunneweta Road ,
the point and place of BEGINNING.
Said premises being known as and by street address 2465 Wunneweta
Road , Cotchogue, New York, 11935
Being and intended to be the same premises conveyed by the parties
of the first part by deed dated July 26, 1996 and recorded in the
Suffolk County Clerks Office on October 3 , . 1996 in Liber 11795, Page
440 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party- of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" ;hall be construed as if it read "parties" whenever the sense of this indenture so requires.
