WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre 50 requires.

DEED FROM J. PARKER WICKHAM
TO THE J. PARKER WICKHAM FAMILY LIMITED PARTNERSHIP
PARCEL 1
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Mattituck, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
Beginning at a point on the boundary line between land of the
party of the first part and land of Norris 640 feet, more or
less, southerly along said boundary line from New Suffolk Avenue;
and from said point or place of beginning running thence along
land of the party of the first part the following two courses and
distances:
(1) Easterly 790 feet, more or less; thence
(2) Southerly 2150 feet, more or less, to the northerly line of
"Park Avenue" ; thence westerly along said northerly line,
270 feet, more or less, to land of Norris; thence northerly
along said land of Norris, 2412 feet, more or less, to the
point or place of beginning.
Containing 32 . 4 acres, more or less.
Together with all right, title and interest of the party of the
first part of, in and to Park Avenue adjoining the subject
premises on the south.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated December 29, 1975 and recorded at
the office of the Clerk of the County of Suffolk on April 26,
1976 in Liber 8023 of conveyances at Page 118.

ALL that tract or parcel of land situate at Mattituck, Southold
Town, Suffolk County, New York, bounded and described as follows:
BEGINNING at a point on the westerly line of "Airway Drive" ,
231. 39 feet southerly along said westerly line from New Suffolk
Avenue; from said point of beginning running southerly along said
westerly line, 393 feet, more or less; thence south-easterly
along the southwesterly line of "Airway Drive", 358 feet; thence
northeasterly 50 feet to land of the party of the first part;
thence southeasterly along said land, 143 feet; thence southerly
along land of Hildesheim, land of Tandy and other land of the
party of the first part, 2240 feet, more or less to the northerly
line of "Park Avenue"; thence westerly along said northerly line,
157 feet, more or less; thence along land conveyed or about to be
conveyed by the party of the first part to Hull Wickham, two
courses:
(1) Northerly, 2150 feet, more or less; thence
(2) Westerly, 790 feet, more or less to land of Norris; thence
northerly along land of Norris, 262 feet, more or less;
Thence along land conveyed or about to be conveyed by the
party of the first part to C.H. Wickham, two courses:
(1) N. 84° 59' 30" E. - 208.57 feet; thence

conveyed or about to be conveyed by the party of
the first part to Jay Wickham, S. 800 34' 20" E. -
252 .82 feet to the point of beginning. Containing

Together with all title and interest in Park Avenue to the center
line thereof.
Subject to lease to Town of Southold for taxi and landing strip.
Together with a 33 foot right-of-way from the northwesterly
corner of the premises northerly about 378 feet to New Suffolk
Avenue.
BEING AND INTENDED TO BE a portion of the premises conveyed to
the party of the first part by deed dated April 27, 1971 and
recorded at the office of the Clerk of the County of Suffolk on
October 27 , 1971 in Liber 7034 of conveyances at Page 447 . '
