Finora; running thence along said last mentioned land the following two courses and distances: (1) South 6 degrees 29' 00" West 50 feet; (2) South 2 degrees 57' 40" East 44.90 feet to land now or formerly of Hasslinger; thence along said last mentioned land, North 67 degrees 28' 10" West 136.47 feet to the easterly side of Bay Avenue; running thence along the easterly side of Bay Avenue the following two courses and distances: (1) North 18 degrees 32' 20" West 47.76 feet; (2) North 6 degrees 45' 00" West 24.24 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part and Richard J. n O'Neill, who died a resident of Suffolk County on December 30, 1976, by deed dated 10/01/62 and Ile recorded on 10/04/62 in Liber 5241 at page 388. ANDthe party of the first part covenants that the parry of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. ANDthe party of the first part in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
