ALL that certain plot, piece or parcel of land, situate, lying and being at Nassau Point, Cutchogue, Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Southerly side of Vanston Road at the point where said Southerly side of
Vanston Road is intersected by the Westerly side of land now or formerly of Harty;
RUNNING THENCE South 21 degrees 26 minutes 00 seconds East along said land now or formerly of Harty
170 feet to land now or formerly of Harbor Cove Inc.;
THENCE South 65 degrees 01 minutes 00 seconds West along said land 185 feet to the Easterly side of

Area" for bathing and picnic privileges under the express condition, however, that no buildings or
structures may be built or maintained thereon;
BEGINNING at a point at the intersection of the Northerly line of West Bay Road is laid out and shown on a
map entitled, "Amended Map A of Nassau Point owned by Nassau Point, Club Properties, Inc. situated I
the Town of Southold, Long Island, New York surveyed by Otto W. Van Tuyl, C.E. Surveyor, Greenport,
New York, and filed in the Office of the Clerk of the county of Suffolk on August 16, 1922 as Map No. 156,
with the ordinary high water line of Great Peconic Bay;
RUNNING THENCE North 64 degrees 22 minutes 10 seconds East, along the Northerly line of said West
Bay Road, 177 feet, more or less, to a point of curve where the said Northerly line of said West Bay Road
joins the Westerly line of Lowland Road;
RUNNING THENCE Northeasterly on a curve to the left having a radius of 86 feet along the line of Lowland
Road 102.07 feet to a point, the chord of said curve being North 30 degrees 22 minutes 10 seconds East,
96.18 feet;
RUNNING THENCE Northerly on a curve to the right having a radius of 196 feet along the Westerly line of
Lowland Road as said Lowland Road is shown on the map referred to 54.05 feet to a point where said
Westerly line of Lowland Road is intersected by the Southerly line of land now or formerly of Walter C.
Grabie, the chord of said last mentioned curve being 53.88 feet;
RUNNING THENCE South 64 degrees 22 minutes 10 seconds West along said land now or formerly of
Walter C. Grabie 325 feet, more or less, to the line of ordinary high water mark of Great Peconic Bay;
RUNNING THENCE in a Southeasterly direction along the line of ordinary high water mark of Great Peconic

1. Northwesterly 100 feet more or less, along the Southwesterly line of Little Peconic Bay Road, the tie
line of which runs North 49 degrees 19 minutes West, 100 feet;
2. South 40 degrees 00 minuteswest, 141.23 feet;
3. South 54 degrees 37 minutes West, 13.33 feet, and from said point of beginning.
RUNNING THENCE along land now or formerly of Hanson, South 10 degrees 09 minutes East 273.14 feet
to a bulkhead along Wunnewetz Pond;
THENCE along said bulkhead North 83 degrees 29 minutes East, 33 feet;
THENCE along land now or formerly of Hardy, three courses and distances as follows:
1. North 10 degrees 14 minutes West 42.13 feet;
2. South 79 degrees 51 minutes West, 20.89 feet;
3. North 10 degrees 09 minutes West, 238.79 feet to the Southerly side of Sailor's Lane;
THENCE along said Southerly side of Sailor's Lane, South 54 degrees 37 minutes West 13.33 feet to the
point or place of BEGINNING.

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
