Clerk running from Peconic Bay Boulevard on the North to Peconic Bay

right of way being for access between Peconic Bay Boulevard, and
Peconic Bay for foot passage only and for bathing purposes and described
as follows:
BEGINNING at a point on the southerly side of Peconic Bay Boulevard
adjoining land of Vincent Schott and Frederick Blankshire;
RUNNING THENCE along said land of Schott and Blankshire, South 19
degrees 41 minutes 40 seconds East 528 feet more or less to mean high
water mark of Peconic Bay;
RUNNING THENCE in an easterly or northeasterly direction along Peconic
Bay 25 feet, more or less , to other lands of Ethel F. Turner;
RUNNING THENCE along land of Ethel F. Turner three courses and dis-
tances as follows : (1) North 19 degrees 41 minutes 40 seconds West,
45 feet, more or less, thence (2) South 37 degrees 34 minutes West,

481 . 74 feet to the southerly side of Peconic Bay Boulevard;

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
